Appraiser Ethics & Regulations

Real property valuation services or real property appraisal is a profession.  Appraisers are professionals, as such we are bound by our ethics and confidentiality.  The core of our ethics is based first and foremost on our honesty and integrity.  These fundamental qualities are furthered by our agreement and compliance with the Uniform Standards of Professional Appraisal Practice (USPAP).  

In maintaining our professional principals and complying with the Ethics Rule of USPAP all of our appraisers agree to perform assignments ethically and competently.  All assignments are performed with impartiality, objectivity, and independence and without accommodation of personal interests.  We will not accept any assignment that includes the reporting of predetermined opinions and conclusions, a predetermined result or opinion of value, a direction in assignment results that favors the cause of the client, the amount of the value opinion, the attainment of a stipulated result or the occurrence of a subsequent event directly related to the appraisers opinions and specific to the assignment purpose.  All appraisers agree not to communicate assignment results in a misleading or fraudulent manner. 

USPAP
Uniform Standards of Professional Appraisal Practice

The Appraisal Standards Board (ASB) of The Appraisal Foundation develops, interprets, and amends the USPAP on behalf of appraisers and users of appraisal services annually.

HVCC - The Home Valuation Code of Conduct (HVCC)

Developed to enhance the integrity of the home appraisal process in the mortgage finance industry. One aspect of the HVCC requires lenders to provide borrowers with a copy of the appraisal report concerning the subject property.
